Terms, Data License & Disclaimer

DXB Analytics uses official transaction data published by the Dubai Land Department (DLD) through the Dubai Pulse Open Data Portal.

Rental contract data is sourced from Ejari (Dubai's official rental registration system), also published via Dubai Pulse.

All data is provided under the UAE Federal Open Data License as published by the Telecommunications and Digital Government Regulatory Authority (TDRA).

Under the terms of the UAE Federal Open Data License, users are free to:

• Copy, reproduce and communicate to the public the Information in any format
• Exploit the Information for both commercial and non-commercial purposes
• Create derivative works from the data

Subject to the following conditions:

• Attribution — Users must acknowledge the source of the information by including attribution to the Dubai Government and the Dubai Land Department
• Non-misrepresentation — Data usage must not suggest any official status or endorsement by the Dubai Government or any of its entities
• Lawful use — Users must comply with applicable laws and regulations of the United Arab Emirates
• No misleading use — Data must not be used in a way that is misleading, deceptive, discriminatory, or harmful

The License does not permit the use of any images (including logos, graphics, or photographs) which appear in the original datasets, nor any trademarks associated with the Dubai Pulse platform or the Dubai Government.

Improper use of the data, such as unlawful or misleading actions, will result in the withdrawal of the rights granted by this license.

DXB Analytics performs independent statistical analysis and data visualization on the official DLD and Ejari datasets. All calculations, charts, insights, investment scores, and market commentary are developed independently and are not endorsed by, affiliated with, or officially approved by the Dubai Government, the Dubai Land Department, or any other government entity.
