Best Areas for Rental Yield in Dubai

Rental yield is the holy grail for property investors. We combined DLD sales transaction data with rental contract data to calculate real yields across Dubai's neighborhoods.

How We Calculate Yield

Gross Rental Yield = (Average Annual Rent / Average Property Price) × 100

We use actual transaction prices (not listing prices) and real rental contracts, making our yields more accurate than typical market estimates.

Understanding Dubai Yields

Dubai's average gross rental yield varies significantly by area, with many communities offering 5-13% gross yields for apartments. Yields vary dramatically by area and property type:

  • Studios & 1-beds: Typically highest yield (6-10%)
  • Villas: Lower yield (3-5%) but stronger capital appreciation
  • Premium areas: Lower yield due to high purchase prices
  • Emerging areas: Higher yield potential with growth upside
  • Top Yield Areas (2024-2025)

Based on actual DLD sales and Ejari rental contracts, using type-matched median methodology (Unit sales vs Unit rentals, minimum 20 samples each side):

Yields calculated using type-matched medians (Unit properties only) with a 20% cap. This methodology matches the website for apples-to-apples comparison.

    Key Factors Affecting Yield

  • Purchase price: Lower entry price = higher yield potential
  • Rental demand: Areas near Metro, business hubs, and schools command better rents
  • Property type: Apartments generally yield more than villas
  • Service charges: High fees eat into net yields — check on each area page
  • How to Find High-Yield Areas on DXB Analytics

Every area detail page shows rental yield data when available. Look for:

  • Rental Yield KPI card at the top
  • Avg Rent per sqft chart showing rental price trends
  • New vs Renew contract ratio (high renewal = stable demand)
  • Tips for Yield Investors

  • Don't chase yield alone — High yield + declining prices = bad investment
  • Check transaction volume — More transactions = more liquidity
  • Consider total return — Yield + capital appreciation = true return
  • **Use the investment score** — Combines yield, growth, and volume
  • Explore Rental Data

Browse the areas page and sort by rental yield, or visit individual area pages to see detailed rental analytics including contract trends and rent per sqft history.

Rental data sourced from Dubai Land Department rental contracts. Yields are gross estimates and do not account for service charges, maintenance, or vacancy.
